The building boom crashing in the mid 80ís took its toll so Keith spent the next 4 years trying his hand at a couple of different careers. First came heavy equipment operator at his friends Rock Crushing Operation in Terrell, Texas. He learned to operate a Dozer, Rubber Tire and Track Loaders, Scrapers, Pit Trucks and the Crusher Plant. The next opportunity was a Chemical Salesman for Red River Chemical Company. His clients were industrial, commercial, housing authorities and car washes.

In 1989 by using his chemical sales connections in the car wash industry he was given an opportunity with a Dallas area car wash chain. For the next 19 years he gained operational experience from the industries recognized "Operations Efficiency Expert".

Keith worked his way up from online employee to multi-facility General Manager within 18 months. During his time here he was responsible for 100 plus employees. He helped establish targeted advertising, sales contests, client service training and management goals. He also helped devise new production systems and procedures as needed to stay in front of the rise in labor costs. He wrote or co-wrote sales, training, production, maintenance and point of sales manuals. He was responsible for all aspects of day-to-day operations for 5 full service locations.

Keith left in 2009 and with his operations knowledge took on the daunting task of changing the operations culture of a 9 car wash, 4-lube center local chain. The process included, devising, writing, implementing all day-to-day operations systems and procedures, which included monitoring systems for sales and production efficiency. He was able to decrease labor dollars spent by 19 percent and increase labor per hour efficiencies by 25 percent. He retrained 200 plus employees to these new methods. While making these changes volume increased by 7 percent at full service locations and by 15 percent at the exterior locations. Keith directly supervised Area Managers, Location Managers, Assistant Managers, Supervisors, Service Advisors, Cashiers and Maintenance Techs.

In January 2012, Keith made a career change and went to work for his friend of 10 plus years, Wes Dawson at his company Big Man Washes, Inc. With his 23 years of Car Wash knowledge Keith is advising seasoned operators as well as new investors in regards to acquiring existing car wash locations or remodeling their existing sites.
